From the Property Owner's Perspective:
- The owner may be forced to pay the cost of all repairs that should have been paid for by
a responsible party or insurance company if he/she is not made aware of the damage (even, apparently, minor damage), waits
too long to make the claim or is not adequately represented
in the evaluation or presentation of the claim.
- Even if the repairs are superficially done, at minimal cost, or not done at all, when
the property is sold the owner may have to bear the full cost of doing the repairs
properly.
- The buyer may require the seller to make the repairs or lower the price accordingly.
- The buyer may hold the seller accountable if the damages are discovered after the sale. Litigation
is not a pleasant prospect for anyone.
From the Property Manager's Perspective:
- An owner who discovers that there is damage to a property you are or were managing, that
could have been repaired and paid for by a responsible party or insurance company, but was
not because the owner was not informed of the damage, or waited too long to make the
claim, or was not adequately represented in the evaluation or presentation of the claim,
is not likely to be happy with you - even if you did nothing wrong.
- Such situations can easily lead to lost clients and litigation, both of which are bad
for business.
- Action on your part, now, might prevent all these problems.
- Saving your clients a lot of money and avoiding possible lawsuits tends to create happy
customers and a more successful business for you.
