Let's consider, for a minute, how the difference between cosmetic damage and structural damage affects a homeowner's pocketbook.

For a typical home, the cost of "cosmetic" repairs amounts to about $15,000.00 . A typical scope of work for cosmetic repairs might include:

  • Sandblasting the finish coat of stucco and replacing it with a new finish coat.
  • Repairing "cosmetic" cracks on the interior by patching or spackling.
  • Planing down stuck doors so they freely open and close.
  • Repainting interior and exterior surfaces.
  • Replacing fallen exterior walls.
  • Replacing the roof.

If foundation or structural damage is found, the cost of repairs may exceed $150,000.00 for the same house.
